2 to 6 months before the GA
After an initial telephone discussion, we'll arrange a meeting with your condominium council to visit the site and discover the common areas and facilities, present our operating procedures and extranet, and understand the important issues we'll have to deal with once we've been appointed as the new managing agent.
1 to 2 months before the GA
Send your current managing agent a registered letter with acknowledgement of receipt asking him/her to include a resolution on changing the managing agent on the agenda of the next General Meeting. This request must bring together 20% of the co-ownership's shares, so the letter must include a list of those who support it.
Make sure that the AGM takes place before the end of the current syndic contract to simplify the change, and if possible in a neutral location.
Get your letters and syndic contract in 1 click: Homeland will send you, on request or using the form below, a standard letter to send to your current syndic, as well as the draft syndic contract to attach to the resolution when the AGM is convened.
AGM day
On the day of the AGM, Homeland is present to present its offer and contract to all participants before the vote on the management companies.
All co-owners present elect the new management company by majority vote.
If Homeland is appointed, we take over the management of your co-ownership at the end of the notice period of the outgoing syndic's contract (generally 1 to 3 months), or earlier if the outgoing syndic so decides.
And for the rest, we collect your archives from the former syndic, who has 30 days to hand them over to us.
We don't charge any takeover fees, and we take care of everything!
