Champigny sur Marne is located in the Val de Marne department, in the Île de France region. It belongs to the southeastern suburbs of Paris and is bordered on two sides by the river Marne. The city covers an area of 11.3 km² and had a population of 76,990 in 2019, representing a density of 6,813 inhabitants per square kilometer. Since 1996, the municipal administration has divided the city into 10 districts, each with its own council.
Champigny sur Marne has 492 condominiums, of which just over half (256) have fewer than 10 lots. Only 5 co-ownerships have more than 200 lots. 281 of these co-ownerships are managed by professional syndicates and only 26 by non-professional syndicates. This means that to date, 185 co-ownerships are not associated with a managing agent. The majority of condominiums were built between 1961 and 1974. Since the 2000s, the number of new condominiums has been increasing.
Champigny sur Marne is planning the arrival of two Grand Paris Express metro stations. Urban renewal of the Bois l'Abbé district is well underway. In addition, the modification of the PLU (Plan Local d'Urbanisme) concerning the city center is intended to enable the completion of the downtown redevelopment.
Finally, in the second half of 2025, two stations will be brought into service: Champigny-centre station, opposite the cemetery, for interoperability between lines 15 south and 15 east, and Bry-Villiers-Champigny station, opposite Bricorama, for interconnection with lines P of the Transilien and E of the RER.
For Campinois residents, condominium charges are €1,131 for complexes with fewer than 10 lots, €1,753 for complexes with 11 to 49 lots, €2,025 for complexes with 50 to 199 lots and €2,503 for complexes with more than 200 lots. The best ways to reduce condominium charges are to individualize heating costs, or to carry out energy-efficiency renovations.
For a complex of 50 to 199 lots, condominium charges can rise from €1,819 for a condominium with an elevator and individual heating, to €2,207 for a condominium with an elevator and collective heating.
