The commune of Charenton le Pont is located in the Val de Marne department, in the Île de France region. It lies on the right bank of the Seine, at the confluence of the Marne just before it enters Paris, and is bordered to the north by the Bois de Vincennes. Charenton le Pont is one of the smallest communes in the Val de Marne, covering just 1.85 km². However, its population density is one of the highest in the department, with 29,882 inhabitants, or 16,152 per square kilometer.
Charenton le Pont has 489 condominiums, the majority of which (284) have between 11 and 49 lots. Only 3 co-ownerships have more than 200 lots. The majority of condominiums are managed by professional trustees (297), compared with non-professional trustees (19). 190 of these condominiums were built before 1949. Since 1993, the rate of new construction has fallen steadily. Nearly 80% of heating systems are individual.
A major joint development project between the 12th arrondissement of Paris and the commune of Charenton le Pont is currently underway under the name ZAC Bercy Charenton. It is intended to rethink the area around the railway hub on either side of the Paris ring road. A project for six high-rise towers, including one culminating at 180 meters, was initially envisaged, before being abandoned. It has now been reworked to leave more room for greenery and limit the height of the towers to 50 metres.
