Colombes is a commune in the Hauts de Seine department, in the Île de France region. Located in the north-western suburbs of Paris, it is considered the largest housing estate in the inner suburbs. However, its public green spaces - squares, gardens and parks - account for just 2% of the commune's total surface area. The majority of these are represented by the Parc Lagravère, dedicated to leisure, walking and sports. Colombes covers an area of 7.81 km² and in 2019 had a population of 86,534, representing a density of 11,080 inhabitants per square kilometer.
There are 950 condominiums in the city of Colombes, including 436 with fewer than 10 lots, 410 with between 11 and 49 lots, 100 with between 50 and 199 lots, and 4 with fewer than 200 lots. Professional syndicates take the lion's share, managing 296 of these condominiums, compared with just 16 for non-professional syndicates. The majority of condominiums in the city were built before 1949 (345 condominiums). Construction then declined until the 2000s, before returning to steady growth.
The largest project in the city of Colombes, scheduled for completion in 2022, is estimated to cost 147 million euros, including 43 million euros from the French government. The renovation project concerns the Petit Colombes district, which will undergo major transformations: greening of the boulevard Charles de Gaulle, demolition and construction of housing, as well as sports fields.
Residents of Colombes (known as Colombiens) pay condominium fees ranging from €21 to €53 per m2 per year, averaging €36. These charges can vary according to a number of factors: the number of lots, the presence or absence of an elevator, building employees (gardener, janitor...), the type of heating or even energy renovation projects in common areas.
Example: a co-owner in a building with at least one employee will pay €2,422 in annual running costs, while a co-owner in a building with no employees will pay €1,786, i.e. €636 less.
