Créteil is a commune in the Val de Marne department (of which it is the prefecture), in the Île de France region. Located in the southeastern suburbs of Paris, 11 kilometers from the capital, it is the eighth-largest commune in the region, and the second most populous in the département after Vitry sur Seine. Covering an area of 11.43 km², it has a population of 93,246, with a density of 8,158 inhabitants per square kilometer. Its lake, located near the Marne river, covers 42 hectares.
Créteil has 385 condominiums, 185 of which have between 50 and 199 lots. The most active construction period was between 1961 and 1993. After a serious slump in the mid-to-late 90s, new condominium construction has returned to growth.
Major construction work is planned for the ZAC du Haut du Mont Mesly, in one of Créteil's oldest districts. In the 1960s, the area was the subject of a development project that culminated in the construction of a large-scale housing complex of almost 6,000 units. The 35-hectare ZAC focuses on the Haut du Mont-Mesly, where the first buildings were constructed.
In addition, an 18,000 m² student campus is planned to replace the former post office sorting center, located at the corner of avenue Maréchal Foch and rue Marc Seguin. It will include 750 rooms and 140 family housing units.
