Drancy is a commune in the Seine Saint Denis department, in the Île de France region, and part of the Greater Paris metropolitan area. It is located 15 kilometers northeast of the capital. Drancy covers an area of 7.76 km². With a population of 72,376 in 2019, its density is 9,327 inhabitants per square kilometer. Green spaces occupy 33.98 hectares, including 17.02 hectares devoted to sports facilities.
Drancy has 444 condominiums, the majority with fewer than 10 lots (264). Construction in the town was most dynamic before 1949, and again between 1961 and 1974. After a sharp drop between 1994 and 2000, it has regained steady momentum. The majority of Drancy's condominiums (239) are not managed by trustees. The remainder are preferably managed by professional syndicates.
Drancy is currently working on 4 major projects:
-expansion of the water sports stadium, with renovation and extension work to create a modern, sustainable and more accessible facility in a totally redesigned space in the heart of the city;
- construction of the Baillet district: 10 years after its purchase by the city, the former railway wasteland between avenue Marceau and the railroad tracks will be converted into a new district;
- the Quatre routes redevelopment: located between avenues Henri Barbusse and Jean Jaurès on one side and rues Cormont and Raymond Bertout on the other, the Quatre routes block will become the new heart of the town;
- renovation of the Gaston Roulaud housing estate.
Co-property charges in Drancy average €29 per m2 per year, or around €1,500 per year. Of course, these figures can vary from one condominium to another, depending on the number of lots, the size of the common areas, garden maintenance and other factors. Carrying out energy-efficiency renovations is also a good way of lowering costs.
For a condominium with 11 to 49 lots, the charges will be €1,378 per year, while for a condominium with over 200 lots, they will be €1,736.
