Les Lilas is a commune in the Seine Saint Denis department, in the Île de France region. It lies in the northeastern suburbs of Paris, on the Belleville hill. The highest point in Seine Saint Denis, at 131 meters, is located here. Les Lilas owes its name to the flower gardens of the Second Empire, but above all to the lilacs that adorned the cabarets, gargotes and guinguettes. Today, Les Lilas is a densely populated urban community. It covers an area of 1.26 km². Les Lilas has a population of 23,447, with a density of 16,809 inhabitants per km².
Les Lilas has 398 condominiums, the majority with fewer than 10 lots (175) and between 11 and 49 lots (194). There are only 29 condominiums with between 50 and 199 lots, and none with more than 200 lots. 143 of these condominiums were built before 1949. Since then, the rate of construction has fallen steadily.
The Les Sentes neighborhood has been affected by the metro extension project. At the end of 2023, development work will begin around the future Serge Gainsbourg station. The aim is to facilitate connections between the metro and other forms of transport, as well as improving the living environment for local residents. A weekly open-air market will be relocated near the future metro exit. A building will be erected for the use of associations. A new tree-lined pedestrian walkway will be laid out in Dunant, providing a link with avenue du Maréchal de Lattre-de-Tassigny, while grassed areas will be planted on esplanade Serge Gainsbourg. A pedestrian forecourt and wide sidewalks will be built at the metro exit. Finally, a safe bicycle path will be created in the Paris-Romainville direction, following on from the one on Boulevard de la Liberté.
Condominium charges in Les Lilas average €36 per m² per year, or around €1,548 per year. Of course, these figures can vary from one condominium to another, depending on the number of lots, size of common areas, garden maintenance and other factors. Carrying out energy-efficiency renovation work is also a good way of reducing your costs. For a condominium with 11 to 49 lots, charges will be €1,536 per year, whereas for a condominium with 50 to 199 lots, they will be €1,868.
