The city of Lyon, once the capital of Gaul, lies at the confluence of the Rhône and Saône rivers. The city has a special status, combining the functions of a metropolis and a department. It is also the capital of the arrondissement of Lyon, of the Rhône departmental district and of the Auvergne-Rhône-Alpes region. Lyon has a long history as an industrial city, with chemical and textile industries located on the banks of the Rhône. In the wake of France's deindustrialization, Lyon has turned its attention to cutting-edge sectors such as biotechnology and pharmaceuticals.
Lyon is France's third-largest city, with a population of 522,969 in 2019. Covering an area of 47.87 km², its population density is 10,925 inhabitants per square kilometer. The city boasts 400 hectares of public green spaces and approximately 580 hectares of privately-owned green spaces.
Lyon has 10,479 condominiums. These are managed by 7,347 professional syndics and only 170 non-professional syndics. However, 2,962 condominiums do not have a syndic. Nearly 60% of co-ownerships have between 11 and 49 lots, while only 45 have more than 200 lots. Nearly half were built before 1949, and only 0.5% after 2011. Individual heating is in the majority, with over 80% of condominiums equipped with it.
The new national urban renewal program envisages the renovation of two districts of Lyon:
- Sauvegarde and Château sectors - La Duchère district in the 9th arrondissement,
- Mermoz Sud and Langlet-Santy in the 8th arrondissement.
In Lyon, current condominium charges average €23 per m2 per year, i.e. €17 less than in Paris! This difference can be explained by the cost of living and the price per m², which are not the same. The number of elevators and the presence of building employees (janitor, gardener, etc.) are two variables that have the greatest influence on the price of utilities. Find out all you can before you buy, to avoid any unpleasant surprises.
For a building with 11 to 49 lots in Lyon, condominium charges will double between a building with individual heating and no elevator, and one with an elevator. From €719 per year to €1,446.
