The commune of Malakoff, in the Hauts-de-Seine department, borders the 14th arrondissement of Paris. It is separated from the capital by the ring road, which can be crossed at the gates of Vanves, Didot and Châtillon. Part of the Vallée Sud Grand Paris region, Malakoff covers 207 hectares, including 36,750 m² of parks and gardens.
In 2012, the population was almost 31,000 Malakoffiotes and Malakoffiots, living in 15,491 homes, including 2,171 houses and 12,996 apartments. The vast majority (92.9%) are primary residences, of which 28.2% are owner-occupied.
Malakoff's heterogeneous buildings reflect the town's industrial past, with its small factories and brick buildings. Of its 422 condominiums, almost half (201) date from before 1949, and only 17 were built after 2011. The buildings are concentrated in the part of town bordering Paris, while the rest of the city is residential, particularly in Clamart and Châtillon. Half of all condominiums have between 11 and 49 lots, and are managed by professional syndicates.
Malakoff is working on three major urban projects: a new entrance to the town on the former Insee site, with 15,000 m² to be developed; the redevelopment of the Barbusse district to make it more attractive, revitalize the commercial hub and improve the living environment; and the urban development of 40,500 m² of the ZAC Dolet-Brossolette, between avenue Augustin-Dumont and rue Étienne-Dolet, to give the district a new lease of life.
Malakoff homeowners pay an average of €35 in condominium charges per year and per m². Of course, the running costs of a building vary according to many other criteria. These include heating costs, the cost of insurance, and the upkeep of an elevator and/or gardens.
For example, a condominium of 50 to 199 lots with an elevator and individual heating will pay an average of €1,872 a year, or €156 a month in running costs.
