Montpellier is the prefecture of the Hérault department in the Occitanie region, in the historic Languedoc area. In 2019, the city had a population of 295,542 over an area of 56.88 km², giving a population density of 5,196 inhabitants per km². Montpellier has one of the highest ratios of students per inhabitant, with 70,000, or 24% of the population.
Montpellier has 5,045 condominiums. Montpellier is one of the few cities with more than 100,000 inhabitants whose population has grown steadily since 1945. As a result, the number of new buildings is more balanced over time than in most French cities of this size. 1,243 condominiums were built after 1949, but another 807 between 1975 and 1993. Since then, the number of buildings has risen steadily, reaching 453 after 2011. Nearly half of all condominiums have fewer than 10 lots. Individual heating seems to be the norm, with over 85% of condominiums equipped with it.
Montpellier's urban renewal project covers three priority districts under the city's urban policy:
- la Mosson: Hauts de Massane and la Paillade,
- Center: Gély Figuerolles, Gambetta and Nord Écusson,
- Cévennes: Petit Bard - Pergola.
Do you own an apartment in Montpellier? Your running costs will average €23 per m² per year, rising to as much as €34 per m². Lack of invoicing for heating costs? Common areas to maintain? A janitor? All these factors can explain the variation in your condominium charges.
Charges are highest in a residence with 50 to 199 lots, where you'll pay an average of €1,202 per year, compared with €880 in a residence with fewer than 10 lots. If the same residence of less than 10 lots has an elevator, then the condominium fees double to €1,626.
