The commune of Montrouge is located in the Hauts de Seine department, in the Île de France region. It borders the XIVth arrondissement of Paris. With a surface area of 2.07km² and a population of 48,352 in 2019, its population density is 23,358 inhabitants per square kilometer. The commune's territory is made up of 10.4% artificial open spaces and 89.6% artificial built-up areas.
Montrouge has 752 condominiums, over half of which (452) have 11 to 49 lots. An even greater number are managed by professional syndics (495). By contrast, only 29 co-ownerships are managed by non-professional syndicates. The majority of condominiums were already in existence before 1949, with 315 of them. Since then, the rate of construction has fallen steadily, except for a slight upturn between 2001 and 2010.
Montrouge is working on a new urban project for the Plein Sud district. The town council has acquired the Éditions Législatives building, wedged between avenue Pierre Brossolette and avenue de la Marne, on a 7,370 m² plot adjoining the marché de la Marne. The aim is to redesign the entire block to create a new urban landscape. The project will cover almost 10,000 m² and will support the renewal of the Châtillon Montrouge sector, which is undergoing major change with the construction of the future Grand Paris Express station. In addition, the town council plans to build offices, 280 housing units (30% of which will be social housing), a crèche and new shops. The Marne market will benefit from this development, with the creation of a new market hall. Finally, to give more space to nature, a new green space of over 2,000 m² will be created.
As a homeowner in Montrouge, you'll pay an average of 34€ per m² in condominium charges, which can vary from 21€ to 53€. Current charges for an apartment or house in a condominium vary according to a number of criteria. The presence of an employee to look after the garden, for example, or of a janitor, will considerably increase costs.
For example, if you own an apartment in a residence with between 11 and 49 main lots, you'll pay an average of €1,140 in running costs, or €95 per month. Conversely, if you live in a residence with 50 to 199 lots, you'll pay an average of €1,776 in running costs, or €148 per month.
