Noisy le Grand is a commune in the Seine Saint Denis department, in the Île de France region. It lies 14.7km from the center of Paris and 10.5km from Porte de Vincennes, to the east of the capital. The town borders the Marne river to the north, and occupies its left bank. To the south of the commune lies the Bois Saint Martin, part of the Green Belt of the Ile-de-France region. Noisy le Grand boasts 41.7 hectares of green space. With 67,871 inhabitants in 2019 on a surface area of 12.95km², its population density is 5,241 inhabitants per square kilometer.
Noisy le Grand comprises 449 condominiums, nearly half of which (194) have between 11 and 49 lots. 268 of these co-ownerships are managed by professional syndicates, while only 22 are managed by non-professional syndicates. Before 1949, there were just 19 condominiums in the commune. Construction peaked between 1975 and 1993, with 146 condominiums. Construction then slowed down, but has picked up again since 2011.
Several urban development projects are currently underway in Noisy le Grand. Renovation of the Mares-Dimanche lake continues, while the Arcades shopping center is to be revitalized, with an urban agriculture project planned. Fort de Villiers will open its doors at the end of 2022, following clean-up and security work undertaken since 2015. Apart from European Heritage Days, the former military fort built in 1878 has never been open to the public. Last but not least, the SK line needs to be rehabilitated. This metro line, first mentioned in 1988 and inaugurated in 1993, has never been put into service. Climbing walls, restaurants and exhibitions are planned.
For Noiséens, condominium charges are €1,146 for complexes with fewer than 10 lots, €1,347 for complexes with 11 to 49 lots, €1,595 for complexes with 50 to 199 lots and €2,234 for complexes with more than 200 lots. The best ways to reduce condominium charges are to individualize heating costs, or to carry out energy-efficiency renovations.
For a complex of 50 to 199 lots, condominium charges can rise from €1,494 for a condominium with an elevator and individual heating, to €1,823 for a condominium with an elevator and collective heating.
