Saint Denis is a commune in the Seine Saint Denis département. It borders Paris to the north, and with 112,852 inhabitants in 2019, it is the most densely populated of its département and the third most densely populated in the Ile-de-France region, after the capital and Boulogne Billancourt. Covering an area of 12.36 km², it has a population density of 9,130 inhabitants per square kilometer.
Saint Denis has 849 condominiums, more than half of which have between 11 and 49 lots. Only 3 co-ownerships with more than 200 lots are located in the commune. Professional syndicates are in the majority: 469 versus 73 non-professional syndicates. Before 1949, Saint Denis already had 327 condominiums. Construction then fell steadily until 2000. It picked up again between 2001 and 2010, before declining again.
Saint Denis is planning extensive urban renewal over the coming years, not least in anticipation of the Olympic Games to be held in Paris in 2024. To begin with, the two axes around which the downtown redevelopment project revolves are the Place Jean Jaurès, which is to be greened, and the Basilique district, which is to be redesigned to make it more fluid. The other neighborhoods to be renovated are Franc-Moisin and Saussaie-Floréal-Courtille. In the city center, little or no demolition is planned, while 850 social housing units are to be renovated by landlords. The housing complex known as "îlot 8″ will benefit from a residentialization of the slab, with the creation of interior gardens and the opening up of access lobbies to the street.
For Dionysiens (residents of Saint-Denis), condominium charges are €1,252 for complexes with fewer than 10 lots, €1,429 for complexes with 11 to 49 lots, €1,819 for complexes with 50 to 199 lots and €2,444 for complexes with more than 200 lots. The best ways to reduce condominium charges are to individualize heating costs or carry out energy-efficiency renovations. For a property with 11 to 49 lots, condominium charges can go from €1,819 for an individually-heated condominium, to €1,805 for a collectively-heated one.
