Saint Mandé is a commune in the Val de Marne department, in the Île de France region. It lies to the east of Paris, bordered by the Porte de Saint Mandé and Porte de Vincennes. The town covers just 0.92 km², making it the sixth-smallest commune in the Ile-de-France region. With a population of 22,377 in 2019, its density is 24,323 inhabitants per square kilometer. Saint Mandé has a number of green spaces, but above all benefits from its proximity to the Bois de Vincennes.
Saint Mandé has 580 condominiums, the majority with 11 to 49 lots (417). There is only one co-ownership with more than 200 lots. 393 of these co-ownerships are managed by professional syndicates, compared with 22 by non-professional syndicates. 291 condominiums were already established in 1949. Since then, construction has fallen steadily, with only 9 new condominiums since 2011.
Avenue du Général de Gaulle is a departmental road with heavy traffic, and there are plans to reinforce it to make life easier for local residents. This means redeveloping the Val de Gaulle, the area between the church and the town hall. More space will be reserved for pedestrians by reducing the road's right-of-way. Since 2021, the town has also been redeveloping its northern district. Following the renovation of avenue Quihou, the second phase of the project, involving rue Viteau, rue Faÿs (between rue Viteau and avenue de Paris) and rue Lagny, remains to be completed. The works include the removal of asbestos from certain parts of these streets.
If you live in Saint Mandé, your condominium charges will range from €21 to €58 per m2. The evolution of charges varies according to a number of criteria, such as the number of lots in the condominium, the presence of an elevator, the presence of building employees such as janitors, the individualization of heating, the implementation of energy optimization work... For example, condominiums with fewer than 49 lots and an elevator have annual charges of around €2,061 (or €171 per month).
