Sevran is a commune in the Seine Saint Denis department, in the Île de France region. It lies 18 kilometers northeast of Paris, in the highly urbanized southern part of the Plaine de France. Sevran is built on the banks of the Morée, a small, largely canalized, underground river. The town covers an area of 7.28 km². With a population of 51,734, its density is 7,106 inhabitants per square kilometer. Sevran encompasses 88 hectares of green spaces managed by the municipality and 73 hectares by the Office National des Forêts. Among other things, it is home to the forest park of the Sevran Livry national gunpowder factory.
Sevran has 158 condominiums, half of which have fewer than 10 lots. 66 of these co-ownerships are managed by professional syndicates, compared with 11 by non-professional syndicates. The rate of construction in Sevran declined after 1949, then picked up again until 1993, before falling off sharply again, with only 7 condominiums built since 2011.
The Brossolette block in Rougemont is the subject of a major renovation project. This involves the urban renewal of the neighborhood, including the partial demolition of the Brossolette bar (71 units), the creation of a square in front of the media library and community center, the conversion of 42 T2 units in the Brossolette bar into T3 and T4 units and the creation of an additional hall, as well as the construction of around 50 new housing units. A large square will be created on the space thus freed up, opposite the media library and community center. From 2026, construction will begin on two new housing units near allée Gauguin 1, along avenue Kennedy, and another at the corner of rue Pierre Brossolette and place du 11 novembre 1918.
Condominium fees for Sevran-based buildings average €36 per m2 per year, or around €1,830 per year. Of course, these figures can vary from one condominium to another, depending on the number of lots, size of common areas, garden maintenance and other factors. For a condominium of 11 to 49 lots without an elevator, charges will be €1,827 per year, whereas for a condominium with an elevator, they will be €1,921.
