Versailles is a commune in the Yvelines department, in the Île de France region. It is world-famous for its château and gardens, both of which are UNESCO World Heritage Sites. Versailles lies 16.8 kilometers southwest of Paris. With a population of 84,808 in 2019 and a surface area of 26.18 km², its population density is 3,239 inhabitants per square kilometer. The commune is particularly green, with parks and gardens covering 86.5 hectares, as well as state-owned forests covering 350 hectares.
Versailles has 1,737 condominiums, the majority of which are divided between buildings with fewer than 10 lots (786) and those with between 11 and 49 lots (866). 1,190 of these co-ownerships are managed by professional syndicates, compared with 198 by non-professional syndicates. 1,017 condominiums were already in Versailles before 1949. Since then, the number of condominiums built in Versailles has been very low, and even declining.
Versailles is pursuing development projects that take into account the constraints associated with its cultural and architectural heritage. The first of these projects involves the extension and redevelopment of the allée Royale de Villepreux, which will be used for the 2024 Olympic Games equestrian events, as well as the redevelopment of the Chantiers district, home to the new Nature & Découvertes headquarters. On the other hand, once the site has been decontaminated, the future Gally district will be built, due for completion by the end of 2026. A total of 545 housing units are planned, including 30% social housing. The buildings will be low-rise, so as not to be visible from the château park. More than half of the 20 hectares to be developed on this former military site will be set aside as agricultural land, in order to maintain a certain level of biodiversity.
If you live in Versailles, your condominium charges range from €16 to €50 per m² per year. Charges vary according to a number of criteria, including the number of lots, the presence of an elevator, the number of building employees (janitor, gardener, etc.) and the type of heating system. For example, condominiums with between 11 and 49 lots and an elevator have annual charges of around €2,739, compared with €1,448 without an elevator.
